Before the building goes on the market you get a written opinion of value built from recent sales nearby, so the asking price is one you can defend to a buyer.
Vacant space costs money every month. I price the rent against what competing buildings are asking and put the space in front of tenants and the brokers who represent them.
For tenants and buyers
The listing broker on a building works for the landlord. I work for you, and in most leases the landlord pays the fee.
For businesses that would rather own than rent. Owner-user buildings in Orange County are in short supply, so the search covers what's listed and what isn't.
